Terms of Service
Last updated: 8 April 2026. These Terms of Service (“Terms”) constitute a binding agreement between you and the operator of 1031propertylists.com (the “Site”, “we”, “us”, or “our”) governing your access to and use of the Site, including all content, listings, outbound links, tools, and related services made available through the domain and subdomains we control. By accessing, browsing, or otherwise using the Site, you confirm that you have read, understood, and agree to be bound by these Terms and by our Privacy Policy and Cookie Policy, which are incorporated by reference. If you do not agree, you must discontinue use of the Site immediately. We reserve the right to modify these Terms at any time; the “Last updated” date above will change when we do, and your continued use after posting constitutes acceptance of the revised Terms except where applicable law requires a different form of consent.
Who we are and what the Site does
The Site publishes independent-style editorial summaries, comparisons, and outbound links relating to UK-facing online gambling operators and related products. We are not a gambling operator, do not register player accounts on your behalf, do not accept wagers, stakes, or deposits, and do not hold customer funds. Any contract for gambling services exists solely between you and the licensed third-party operator whose site you choose to visit. Our role is limited to information, navigation assistance, and (where disclosed) marketing placements that may include affiliate tracking parameters. Nothing on the Site should be read as an offer by us to provide gambling services or financial services regulated under the Financial Services and Markets Act 2000 or equivalent regimes.
Eligibility and jurisdictional compliance
The Site is directed at adults aged 18 or over who are located in jurisdictions where it is lawful to access information about remote gambling and to follow links to licensed operators. You are solely responsible for determining whether your use of the Site and any third-party service is lawful in your place of residence or from which you access the internet. We make no representation that materials on the Site are appropriate or available outside the United Kingdom or that they comply with local laws elsewhere. If you access the Site from other regions, you do so on your own initiative and are responsible for compliance with local laws, including any prohibitions on gambling advertising or participation.
Affiliate relationships, advertising, and compensation
We may receive monetary compensation, referral fees, or other commercial benefits when you click outbound links, register with, or transact with featured operators. Compensation arrangements can affect the order, prominence, frequency, or presentation of listings; however, they do not convert third-party promotions into obligations owed by us. Each operator’s bonus rules, wagering requirements, game weightings, maximum stakes, excluded territories, and verification procedures are determined exclusively by that operator and may change without notice. You must read the operator’s own terms before depositing. We do not guarantee that any offer, price, or feature described on the Site will remain available, nor that descriptions are error-free at all times.
No professional advice; no warranties
All content on the Site is provided for general information and entertainment purposes only and does not constitute legal, tax, financial, investment, or problem-gambling counselling. While we aim to keep information accurate and current, promotions, odds, RTP figures, regulatory statuses, and product catalogues change frequently. The Site and its content are provided on an “as is” and “as available” basis without warranties of any kind, whether express, implied, or statutory, including implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement, to the fullest extent permitted by applicable law. We do not warrant that the Site will be uninterrupted, secure, or free of errors, viruses, or harmful components.
Third-party websites and services
The Site contains links to third-party websites, applications, and payment processors that are not owned or controlled by us. Those sites have their own terms of use, privacy policies, cookie practices, bonus conditions, and responsible gambling tools. We are not responsible for the availability, accuracy, legality, or content of third-party resources, nor for any loss or damage arising from your reliance on them or your dealings with their operators. Inclusion of a link does not imply endorsement except where expressly stated. You acknowledge that your use of third-party services is at your own risk and subject to the third party’s policies.
Acceptable use and prohibited conduct
You agree to use the Site only for lawful purposes and in a manner that does not infringe the rights of others or restrict their use. Without limitation, you must not: (a) scrape, harvest, automate, or bulk-download Site content except through publicly documented RSS or similar feeds we expressly provide; (b) circumvent, disable, or interfere with security-related features or measures; (c) attempt unauthorised access to our systems, user data, or networks; (d) transmit malware, spam, or deceptive materials; (e) impersonate any person or misrepresent your affiliation; (f) use the Site to promote illegal gambling, money laundering, or fraud; or (g) frame or mirror the Site without prior written consent. We may investigate suspected violations and cooperate with law enforcement or regulators where required.
Intellectual property rights
Unless otherwise indicated, the Site’s layout, branding, trade dress, original text, graphics, and compilation of materials are protected by copyright, trademark, and other intellectual property laws. You may view and print reasonable portions for personal, non-commercial reference. You may not copy, modify, distribute, sell, lease, publicly perform, or create derivative works from the Site or its content without our prior written permission, except as allowed by mandatory statutory exceptions (such as fair dealing for criticism or news reporting) in your jurisdiction. Trademarks of third-party operators remain the property of their respective owners.
Limitation of liability
To the fullest extent permitted by applicable law, we and our directors, officers, employees, contractors, and affiliates shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for loss of profits, goodwill, data, or other intangible losses, arising out of or in connection with your use of or inability to use the Site, any third-party services, or any content obtained through the Site, whether based on warranty, contract, tort (including negligence), strict liability, or any other legal theory, even if we have been advised of the possibility of such damages. Our aggregate liability for claims arising from these Terms or the Site shall not exceed the greater of one hundred pounds sterling (£100) or the amounts you have paid us directly for services in the twelve months preceding the claim (if any). Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded or limited under English law.
Indemnity
You agree to defend, indemnify, and hold harmless the Site operator and its affiliates from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising from your use of the Site, your violation of these Terms, your violation of any third-party right, or your unlawful or negligent conduct. We reserve the right to assume exclusive defence and control of any matter subject to indemnification, at your expense, and you agree to cooperate with our defence.
Suspension, termination, and enforcement
We may suspend or terminate your access to the Site, with or without notice, if we reasonably believe you have breached these Terms, pose a security risk, or are using the Site in a manner that could expose us or others to liability. Provisions that by their nature should survive termination—including intellectual property, disclaimers, limitation of liability, indemnity, and governing law—shall survive.
Governing law and disputes
These Terms are governed by the laws of England and Wales, without regard to conflict-of-law principles. Subject to mandatory consumer protections that may apply in your country of residence, you agree that the courts of England and Wales shall have exclusive jurisdiction over any dispute arising from these Terms or the Site, except where applicable law requires a different forum. If you are a consumer resident in Scotland or Northern Ireland, you may also bring proceedings in your local courts where statute permits.
Responsible gambling
Gambling can be addictive and financially harmful. The Site encourages use of operator-provided tools such as deposit limits, reality checks, cool-off periods, and self-exclusion, and signposting to organisations including GamCare, GambleAware, and the National Gambling Helpline. If you feel you are losing control, seek help before continuing to gamble.
Severability, assignment, and entire agreement
If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in full force and effect. We may assign or transfer our rights and obligations under these Terms in connection with a merger, acquisition, or sale of assets. These Terms, together with the Privacy Policy and Cookie Policy, constitute the entire agreement between you and us regarding the Site and supersede prior oral or written understandings on the same subject. No waiver of any term shall be deemed a further or continuing waiver unless expressly agreed in writing.
